Arranging a market appraisal

If you are thinking of moving your first step is to arrange a market appraisal. Karwood are happy to do these free of charge and with no obligation to you. At this appointment one of our expert valuers will detail all of our services and advise on your property value with recommendations on a guide price. They will also answer any questions or queries you may have with the moving process.

Budgeting for your move

After we have given you our market appraisal report on your home you may now need to speak to a Mortgage Adviser to plan your budget for your intended move. Karwood are able to help in this process. If you don't require a mortgage it is sensible to think through all the potential moving costs you might incur such as Stamp Duty, legal fees, agents fees, removal costs etc.

Placing your property with us

Once you have instructed Karwood, we will help arrange an EPC (energy performance certificate), professional photography and a detailed floor plan which will form the basis of our marketing material. You may amend these details at any time of the advertising process. Property advert links will be sent out to prospective buyers. All of our sales agents will then visit your property - you can't sell what you haven't seen.

Arranging your solicitor

It is advised that you arrange a solicitor early on in the process so a file can be opened in readiness. Karwood have a recommended panel of conveyancers that we have a working relationship with. For more information or to request a quote please ring us on 020 8813 5050.

Agreeing a sale

Prior to the sale being agreed we will confirm and make sure your buyer is in a position to move forward to a timeframe that meets your needs. If your buyer has the cash with no related sale, we will ask for proof of funds. Once all the information is to hand we will write to all parties to confirm the sale and then the legal progress commences.

Managing your move

Once your sale is agreed we will allocate you a single point of contact, making the process as simple as possible.

Legal work before exchanging contracts

Once instructed the solicitors will commence work on progressing the sale. This will involve arranging searches, raising and answering enquiries, checking through all documents and if mortgage finance is required, dealing with the relevant financial institution.

Exchanging contracts

A sale is not legally binding until this point. It is at exchange of contracts that your sale becomes legally binding and a moving date is set. This is the date to confirm your booking with your removal company and to notify your contacts of your new address and moving date. We have a list of recommended removal firms.

Completion / moving date

This is the date you must vacate your home. We will not release the keys until we have had confirmation from the solicitors that the monies have arrived. The usually happens in the middle of the working day (between 11am and 3pm).
